Every construction project with one of the commercial construction companies in Colorado has a few typical phases:
- Pre-Design – when the architect must review the building and zoning codes and also identify red flags that could potentially kill the design.
- Design development – during this phase, working permits are obtained, which may take a minimum of 2 weeks for very simple permit drawings, and up to 2-3 months for full permits.
- Construction time – you should expect that the time will be at least 8 weeks, but a more complicated build-out may take half a year or even longer.
The average time frame of a new commercial construction may also depends on other variables:
- Size: Naturally, larger structures require more time than smaller ones.
- Complexity: Simpler structures will be raised faster. Custom projects will require more construction time.
- The construction team: The better the team, the shorter the time required to raise the building. Experience also matters a lot. The first project will always take a little longer, as the team learns the process. Subsequent construction projects are increasing their speed, as the team gains experience.
- Weather: Extreme weather often delays construction projects.
- Building materials: For example, choosing a steel building instead of one made of other more traditional materials increases the speed of construction due to the technology behind the metal buildings, which makes them easy to be installed.
